Wagtail Barn, South Devon
Overview
Wagtail Barn is a characterful barn conversion at Newhouse Barton, near Ipplepen in South Devon. Set within a small collection of countryside cottages, it offers four bedrooms sleeping eight, with an additional sofa bed accommodating up to ten guests. Cats are welcome, with up to two pets permitted in total.
With generous living space, exposed beams and a wood burner, the barn is well suited to family holidays and breaks with friends. A private patio provides space to relax outside, while the shared heated indoor swimming pool, games room and outdoor play area offer plenty to enjoy on site.
The Property
The bedrooms are arranged across two floors:
- Ground floor: one double bedroom with an en-suite shower room and access to the patio, plus one twin bedroom.
- First floor: one king-size bedroom with an en-suite shower room and an additional double sofa bed, plus one twin bedroom with an en-suite shower room.
The sofa bed is made up on request. Alongside the three en-suite shower rooms, there is an upstairs family bathroom with a bath and a separate downstairs WC.
The lounge has comfortable seating, a television and a wood burner. French doors open onto the patio, while the separate dining room has a vaulted ceiling and a table seating ten. Steps connect the lounge and dining room.
The kitchen includes a range cooker, fridge/freezer, dishwasher, microwave and Tassimo coffee machine. A washing machine, tumble dryer and Wi-Fi add practical comforts for longer stays.
Outside, the private patio has seating and a barbecue. Guests also have access to communal gardens, a meadow and an outdoor play area.
The shared leisure facilities include a heated indoor pool and a games room with table tennis, table football, toys and a pool table, which carries a small charge. Pool and games-room access is available throughout the year, from 9am to 8pm. Bring your own swimming towels.
Free on-site parking is available in the shared car park, which also has two electric vehicle charging points.
For the Cat
Cats are welcome, with up to two pets permitted in total.
Accessibility
There are two ground-floor bedrooms, including a double bedroom with an en-suite shower room. A separate WC is also on the ground floor.
Steps connect the lounge and dining room, and stairs lead to the first-floor bedrooms and family bathroom.
Location
Wagtail Barn sits in the countryside near Ipplepen, approximately 1½ miles from the village, where there is a pub, convenience store and post office. Totnes is approximately five miles away, offering independent shops, cafés and a historic setting beside the River Dart.
The location combines countryside surroundings with access to South Devon’s coast. Paignton’s sandy beach and promenade offer a traditional seaside day out, while Torquay has a harbour, seafront gardens and places to eat. Dartmouth provides another option for waterfront exploring, shops and galleries.
For walking, Dartmoor National Park offers open moorland, wooded valleys and granite tors. Haytor is a useful starting point, with routes exploring the rocks, old quarries and Granite Tramway.
Compton Castle, Cockington Country Park and the South Devon Railway provide further options for days out.
